Inna is the best. When I decided to rent my SF condo, I had a plan and a monthly rent in mind and figured I would just rent on my own through my network. After a few months of really nothing happening there, my friend in real estate suggested I call Inna. After meeting with Inna, I hired her immediately. Ironically I did not check a single reference or read reviews. She just inspires that type of confidence. Now that I am here to endorse her for anyone looking to rent their home in SF, it is clear that she really has this leasing market figured out. She immediately came in, directed me where I needed directing, offered insight where I had none (I have no idea what color I should paint my walls?) and then arranged cleaning, photos, videos, etc. She also has great judgment and I had just relocated so really could not be around to make sure the painting was done right, or the cleaning was thorough. So she stepped in to do that and it was a lifesaver. She hits her deadlines and keeps to a schedule and really really hustles to get your property seen. We had many tours scheduled within a day of launching on the market. Is there a commission to pay? Of course but I am very happy to pay it after working with her on our condo. 100% worth it, without a question. I am confident she is the best leasing agent and highly HIGHLY recommend her. I will hire her again and again and again to rent our place. :)

TLDR: They canceled my lease, which was signed by all parties, prior to move in. I have taken this issue to the tenants union and talked to lawyers. This is ILLEGAL.First of all, this company has places listed way over market that they let sit empty for months before finally dropping the rent to reasonable levels. When people do this, it makes apartment hunting very frustrating and inefficient. Luckily the rent for the apartment I wanted finally dropped right before I needed to move.However, my agent, Jules, was completely incompetent. I submitted my application on Friday, January 4. I was in a hurry because I needed to be out of my apartment on January 6 and hotels were going to be 750+ that night due to a conference. She told me I would be receiving a lease by Sunday, January 6. But my father needed to sign it first because he would be co-signing. She told me she sent it on Monday morning at 8 am. But he did not receive it. I was calling her all day trying to figure out what was going on. She finally sent it to him at 6:30 pm Monday night, at which point he signed it immediately. I didn't get my lease until Tuesday at 2:30 pm, by which time I was sleep deprived, sick, and in Monterey, as I had to leave the city for a place to stay.I had questions about my lease that I needed answered before signing, which I told Jules. I followed up multiple times. And she kept just saying the owner hadn't answered her yet and that they were showing the unit to others because I was being “flaky.” Flaky? No. I was being careful. I wanted to make sure I understood the terms of the contract I was signing. I didn't get an answer until Wednesday at 8:30 pm, at which point I signed immediately.No deadline for submitting my rent and deposit was ever given to me. I said I could drop off my cashiers check when I got back. But I stayed in Monterey to see Big Sur. At first, Jules had told me I could just send a wire, so I didn't think it would be a big deal. I thought I had a binding, executed contract.I thought wrong. On Saturday morning when I wanted to drop off my check, I was informed they had given the apartment to someone else. According to my lease as written, I was never in breach of contract and this is illegal.As a result, I am homeless. I am talking to lawyers about what I can do, but they tell me all I can do is sue for damages. In order for there to be damages, I would have to rent a more expensive apartment and be able to demonstrate that I somehow had to do that. I don't know how this would possibly work.

As a tenant, we have had a pretty similar experience to all of those in the Yelp reviews. Getting any kind of communication from the property manager is extremely difficult. Every time we need something fixed, it takes weeks of phone calls and emails as well as several follow-ups to get a single response, even for severe issues. We have not had heat for over a month, and one of the rooms is literally flooding because of a broken pipe. Weve been calling and emailing for weeks, we havent been able to live in the apartment due to the unlivable conditions, and the property manager has only responded to us about our rent payment. Completely ignored all our emails about the issues were having.

I have been trying to get information on a rental and the manager, or whatever she is, will not return my calls. Ive called the main number and talked with a gentleman from Colorado and he has been so helpful. I was hoping to rent a place for three months in San Francisco through this company, but Im so hesitant because the person who is suppose to be the contact is useless. I used this company when I was in Colorado Springs and had no trouble at all, apparently San Francisco could care less about getting their units rented out, because their customer service sucks!

This is by far the worst company Ive ever worked with. I lived in an apartment in San Francisco, CA until Feb 2022 when the building had to evacuate due to a fire.Brick and Mortar has been a nightmare. From ignoring my calls and being extremely unresponsive to failing to send any type of updates on a fire report or even construction timeline. Its been EIGHT MONTHS since the fire and its clear that the lives of the many tenants that once occupied 1000 Howard Street dont matter to this entity.My life has been in chaos trying to figure out a living situation - from place of employment/commutes to how I should approach my next living situation and I cant get even a call back with any type of update.Although I dont blame the company for the fire, I will make it clear that Brick and Mortar is single handedly accountable for the process of communicating with the tenants who once called 1000 Howard St. their home.

If i would give this negative stars if I could for customer service. I dont know about the company as a whole, however, the current status since the management took over the building I reside in is horrible. They cant solve an easy issue of other tenants violating our quiet enjoyment. It has taken over a yr of complaints, mentioning the laws and actual documentation and police proof in order for them to do minimal service. All this can be done in 5 minutes if the manager would come witness the violations as it occurs, but he refuse to do so many times and take violators word for it through text.Isnt the managers job suppose to verify first hand? Had to go to his supervisor and written letter with documentation violation including police tag in order to even be heard. Only then was the violator talked to and the loud music volume issued improved but not solved as hes still blast the bass but turn the vocal volume down. And this is over a yr of valid complaint. Shouldnt have to take that long. When theres more than 30 complaint, you would think they take it seriously and verify. Yet hes still allowed to violate our rights as he now substitute bass shaking the floor from loud volume sounds past sleep hours and over 8 hrs during the day. Repeated violation of tenant rights by nuisance disturbance. Obviously its on purpose when its so excessive and past curfew.If this simple issue cant be handled, what about other issues? Same company had 2 previous manager tell him once, no bass shaking, turn woofers off and its done, but current management allow him to break the law against us.Everyone knows its clear violation when floors shake for over 8 hours throughout the day and even going past sleep hours. Common sense no? This has happen multiple times over and over. When reported, hes not told to stop but allowed to continue throughout the night. Likely hes using a subwoofer or woofer to shake our floor. Easy fix. No woofers or use headphones. Somehow the management is in fear of the tenant because they wont hold him responsible for violation. According to the law, tenants are not allowed to disrupt other tenants through noise of any kind that goes beyond their unit as its violation of lease and their rights. Also violation of penal code 415 sec. 2 disturbing others peace.They probably know who I am reading this but thats the point. To be heard and not fallen to deaf ears. Maybe higher up bosses or owner will fix the poor communication and customer service. We know our rights and current manager dont seem to care for it. Proof is in the allowed repeated violations. They can make it right by enforcing our tenant rights to have quiet enjoyment.As and analogy/metaphor. We are trying to stop the robber from robbing us. Yet we are punished trying to stop the robber breaking the law. Robber is being allowed to break the law repeatedly.Mailbox is broken for months for the whole building. I dont know why not fixed.little update: 3 weeks later and hes still allowed to violate our rights bass shaking 4-5:30 AM. Tenant propose stop bass at night on condition we let him bass shake during day time by not knocking on floor when he violate tenant rights blasting bass for hrs to shake room according to manager after I report his violation. This proposal means hes admit fault. The fact that this is even brought up suggest poor service. No way we are giving up our tenant rights when tenant violator is at fault breaking the law. Shouldnt even be considered. Just follow the law and say no disturbing other tenants according to the law. Negotiation shouldnt even be considered. Its a black and white issue. Still dont know why its complicated issue for management company. Informing tenant of his violation does nothing without enforcement of it. Its all talk and wasted time since he will repeat violation again which is going on over and over for yrs.

Nothing great so far. Nothing even basic. I had initially inquired about a room rental for a single person. The leasing agent Manpreet says Sure, we have that room! Sign some things online. Before I sign it, she says Oh, that room isnt available.Bait and switch?So she offers another (more expensive) room. I say ok, then she says Oh, that room isnt available either.Bait and switch?She offers me another (MORE EXPENSIVE) room, claiming Oh, I cant offer you a room we dont have.Moving past that. I scheduled a tour of the room id be staying in (reluctantly signing a lease). She emails the resident manager, Ben. So I FLY TO SAN FRANCISCO TO SEE THE ROOM. And guess who isnt there? Manpreet OR BEN.So rather than checking out the building, no one was around for the SCHEDULED TOUR. They claimed they were busy. Busy? Too busy for a new tenant is what I feel like.Look, if this is any indicator to this company and these individuals, I wont be renewing a lease.Ive been trying to get in contact with the resident manager for weeks now.
